It depends on the deed and how the property was titled. Some homes pass outside probate entirely, and some need court authority before anyone can sign a listing agreement. We walk through it with you from the start all the way to the closing table, and we coordinate with your realtor so the legal side and the sale move together.
Does this estate even need probate?
Not always. Smaller estates with no real property may qualify for Oklahoma’s small estate affidavit process, and some assets pass outside probate on their own. We will tell you which is true for your family on the first call, including the answer that means you do not hire us.
How long does probate take in Oklahoma?
Uncontested estates generally run 6 to 24 months, depending on the county docket and what the estate holds. We tell you the realistic range for your county rather than the best case.

Can the house be sold while probate is open?
Usually yes, once the personal representative has authority. We obtain it and coordinate the sale with your agent, or introduce one who handles estate sales regularly.
What if the family is not getting along?
We handle uncontested matters. If there is a real dispute over who gets what, we will say so early and connect you with counsel who handles that work. You are better off knowing in week one.
What if there was a trust instead of a will?
Then you are a successor trustee rather than an executor, and the process is different, faster, and private. We handle that too. Bring us the documents and we will map the cleanest path.
Where do you meet with clients?
We have offices for in-person meetings in Edmond, Oklahoma City, Tulsa, and Bentonville. Most of the work can happen by phone and video if that is easier for your family.
